You feel like you’ve done everything right. You listed your home, the photos are live, and you’ve waited for the calls to come. But the showings are quiet, the offers aren’t there, and every day that sign sits in the yard, the doubt creeps in just a little bit more.

I’ve sat across from a lot of homeowners in exactly the same situation, and it’s happening to more people than ever right now. The market has slowed, and even well-priced homes are taking a little longer to sell. But a home that isn’t selling is almost never a mystery. It’s usually one of just a few things, and once you see which one, the path forward gets a lot clearer.

Start with how your home shows. Long before anyone walks through the door, they’ve met your home on a screen, and they’ve already formed an opinion. The most powerful fixes here are often the simplest and most affordable ones. A fresh coat of paint makes a home look clean and feel new. Updated flooring changes how a space feels the moment someone steps in. Small, intentional improvements help a buyer picture themselves living there, and that mental picture can be what actually sells the home.

Look at the condition of the home itself. Today’s buyers want turnkey. They want to set down their bags and feel at home, not open a closet and start a repair list. The updates you’ve been putting off are often the very things a buyer fixates on, so handle them before you list. A move-in-ready home brings more people through the door and more offers with them.

Then there’s the price, because even a beautiful home will sit if the number is wrong. This is the hardest one for people to hear, but nationally, well-priced homes are selling in about 63 days right now, while overpriced homes drag the average out to 121 days or more. Buyers today aren’t lowballing and negotiating the way they used to. They just move on.

If your home shows well and is in great shape but still isn’t moving, then price is the conversation we need to have. A current home valuation is the fastest way to see where your number really stands against today’s buyers.

Finally, if you’ve truly addressed all three and it’s still not selling, consider a fresh start. I saved this one for last on purpose, because it only works when presentation, condition, and price are genuinely dialed in. But when they are, pulling the home off the market and coming back fresh can reset everything. Your days on market go back to zero, new alerts go out, and buyers who scrolled past a stale listing see your home with new eyes
