Solar keeps showing up on more Colorado rooftops, and for good reason. Our sunshine is hard to beat.

But if you’re thinking about installing a system, or you’re looking at a home that already has one, there’s more to think through than most people realize. The panels on the roof aren’t as simple as they look, and the details can affect everything from your monthly bill to whether your loan even goes through.

To get real answers, I sat down with Kate Collardson, a good friend of mine who has spent nearly 20 years inspecting, evaluating, troubleshooting, and repairing solar systems throughout Colorado. What makes Kate’s perspective so valuable is that she isn’t an installer. She specializes in helping homeowners understand the systems they already have, which means she has no reason to sell you anything, just to tell you the truth about what’s on your roof.

We covered a lot of ground, but the thing that stood out most is how much a system’s structure matters, especially the difference between an owned system and a leased one. Kate has watched buyers qualify for a home, then discover there’s a lease on the solar, and once that payment gets folded into the debt-to-income ratio, they no longer qualify the way they did for the house alone.

That’s the kind of surprise nobody wants in the middle of a transaction, and it’s the single distinction she came back to again and again.

She also walked through why solar isn’t a “set it and forget it” product, how Colorado’s cold, sunny days are actually ideal for production, why a shattered panel after a hailstorm needs replacing, and the questions every buyer should ask before taking on a home with panels. Maybe the most useful takeaway: a proactive solar inspection can turn what many Realtors treat like a four-letter word into a genuine selling point when it’s time to list.
